Ok, im not thinking that much about the realism unturned 4.x is gonna have, but im worried about the fps in gonna get.
Will my fps be lamer or they will be better?
Better optimization ≠ more fps
It depends on your computer, don’t expect to play the game in good conditions with a crappy computer even with a new engine.

Better optimization does not necessarily mean more fps, but in most cases - yes.
Optimization may come at a sacrifice, such as longer load times, bigger file sizes/uncompressed files, render limit, etc…
League of Legends is the most optimized game as far as I know, I can play stable 60fps on a GT630, and an Intel processor from nearly a decade ago on my old PC.
I’ve heard that UE4 has more optimization paths than Unity though, but I can’t say if 4.x will perform better than 3.x.
